Dual strategy lets builder thrive

Winston-James Development is a small development-and-construction company by industry standards, with about 30 employees, but its strategy of handling both residential and commercial work has kept it thriving through the years.

Most of the Daytona Beach-based company's single-family residential projects have been in the west Volusia and New Smyrna Beach markets, and its commercial projects have been in both the Daytona Beach and Orlando areas.

Principals Winston Schwartz and Jamie Adley have more than 40 years of real-estate development and construction experience, and provide integrated real-estate services in development, construction, property management and brokerage.

The company's latest commercial project is in west Orange County, where the first three buildings in its Winter Garden Business Park are nearing completion.

The business park is on Winter Garden Vineland Road, or State Road 535, at Florida's Turnpike. Company representative Joseph Schwartz said 4,000 square feet of the space has been pre-leased.

Split Enz Beauty Salon, which offers hairstyling and nail services and sells hair and facial products, signed a five-year lease for 2,000 square feet. Liza Kim Collection, which will be selling women's clothing and accessories, signed a five-year, 1,000-square-foot lease.

Portuguese Barbeque Grill signed a five-year, 1,000-square-foot lease. The restaurant will have an open-grill pit, display cases for beverages and desserts and a full liquor license.

Design

Green Consulting Group, based in Mount Dora, provided landscape and irrigation plans for Lost Lake Apartments in Clermont, Oakwood Smokehouse and Grill in Eustis, Hampton Inn -- Leesburg, and Neil Fischer Realty in Lady Lake. . . .

The Orlando office of VOA Associates Inc. architecture, planning and interior design said construction is under way on a Marine Reserve Training Center at the Naval Weapons Station South Annex in Charleston, S.C. VOA was commissioned to serve as designer of record for the design-build project, providing full architectural services in partnership with Sauer Inc. of Jacksonville. The project is scheduled for completion in January.

Construction

Mainstream Construction Group Inc. of Altamonte Springs has added Panera Bread Co. to its list of clients with a $488,000 contract. Mainstream is providing Panera with interior build-out services for a 3,710-square-foot corporate prototype at Shelby Crossing in Sebring. The 123-seat, quick-casual restaurant is nearing completion. . . .

Altamonte Springs-based Tri-City Electrical Contractors Inc. has $1.4 million of work under way at the 145,000-square-foot, 109-unit Waters Edge of Bradenton assisted-living facility in Manatee County, under its contract with Core Construction. The project is slated for completion in spring 2008. Tri-City also has a $12 million contract for work at a multimillion-dollar, 349,500-square-foot high school in Volusia County's Orange City. PPI/Charles Perry Construction, Gainesville, serves as general contractor for that project, scheduled for completion in April 2009. . . .

PROscape, one of Central Florida's largest landscape management and service companies, is planning to break ground soon on a branch operations center in Poinciana Office & Industrial Park. PROscape's branch operations center, estimated to cost nearly $1 million including the land, is expected to take eight to 12 months to complete, according to Keith O'Dell, vice president of the Orlando-based company. In addition to the Orlando and Poinciana markets, PROscape maintains branch centers in Palm Coast/St. Augustine, Kissimmee and Ocala. . . .

Terry's Electric Inc. completed a $2 million contract for the two-building, five-story Lighthouse Key Condominiums at 8555 Irlo Bronson Highway in Kissimmee. Welbro Building Corp. was general contractor, said Mark Neveu, Terry's commercial division president. . . .

Altamonte Springs-based Tilt-Con Corp. is wrapping up work on Kamiri Holdings LLC's 51,344-square-foot warehouse/distribution center, Buildings A&B, in Plantation, under its contract with Ralf Merritt Construction. . . .

Foster Conant & Associates, a landscape architectural firm, is nearing completion on two projects for Lake Harris Cove Partners Ltd. The projects in the Leesburg area are Harbor Vista, a condominium community, and Lake Harris Cove, an apartment complex. . . .

Comprehensive Energy Services Inc. is in the final stages of completing a 150,000-square-foot exhibit-hall addition for Marriott's Orlando World Center. The HVAC project is valued at $6.1 million, under contract with PCL Construction Services.

Sales

Cushman & Wakefield said its Pocklington, Pocklington and Forster Retail Investment Group has surpassed $150 million in sales. The Orlando-based retail investment group represents sellers and buyers in transactions throughout the Southeastern U.S., but focuses mainly on Central and North Florida. . . .

NAI Realvest of Maitland negotiated sale of a 6,400-square-foot retail building and its 0.73-acre site at 396 Barton Blvd. in Rockledge for $825,000.

Residential

ABD Development, the Orlando company developing the 2,000-acre Providence golf-course community in Polk County, will start presales of luxury homes by the end of the year at Toscana, off Old Kings Road and Interstate 95 in Palm Coast. David Kohn, president of ABD Development, said 200 four-, five-, six- and seven-bedroom homes priced from the $700,000s are planned for half-acre sites in Toscana.
