In 2005, Hensley Custom Building Group in Cincinnati contracted to purchase 80 lots over seven years in Cincinnati’s newest upscale community. Hensley and a competitor purchased the lots with the objective of providing a supply of high-quality lots in a competitive market. The builder planned to establish a price and model home to set the precedent for future homes in the community.
Another objective was to make the buying process simple for the busy lifestyles of high-end buyers. For this reason the model includes a design studio and selection center. It is designed with first-floor master bedroom, great room, library, dining room, kitchen, breakfast and hearth room, first-floor laundry and three bedrooms with three bathrooms upstairs. The home contains a summer living and dining room with a fireplace and access from the great room, master bedroom and family room.
Incorporating the best in products and trim details in the area, the builder differentiates from other competitors.
This approach proved correct when in the first 16 months Hensley sold 18 homes with an average selling price of $1.6 million in a difficult market. Today total sales volume is $83 million over a two-and-a-half-year period.
