Structural issues fixed in water-damaged home

This three-story hillside home suffered major water damage from upper-level burst pipes. During the remediation process, it was discovered the home originally was constructed with undersized wall and ceiling joists and over-spanned beams. The owners wanted to fix that, update finishes and open compartmentalized rooms. The lower two floors were completeldy gutted and the home jacked up and leveled. First-story walls were reframed and structural steel beams were added to the long spans and concrete piers poured below the house. The existing stair was gutted and a new stair with minimal steel railings, glulam stringers, open risers and floating cherry treads was built in its place.
